Save Thousands With Winter Home Buying
Win In Winter Home Selling! In my 33 years of selling homes in the Prescott area, it sure has changed! Back in the 1980's, we basicly had an 8 months selling season with 4 months of very slow sales with December, January, February and March the poorest months. Over time, that has changed! We now have a 12 month selling season, but the same 4 winter months are still the slowest selling months. As a matter of fact, I would prefer not to sell in those months, but I would set my sights on buying then. There are still many sellers who need or want to sell in those months. The following helpful hints will not be in any particular order. 1. Make Your Home Stand Out As The Best Value: This, of course, starts out with the price listed on the Multiple Listing Service (MLS) which should be about 10% lower than comparable properties. That, hopefully, will create many more showings and set up a bidding process with multiple offers. You can always reject or counter offer any or all offers, which takes away the worry. 2. Home Inspection: They are really a helpful tool to the buyers when you, as the seller, have had a pre-home inspection. You would make a copy available to prospective buyers to review. The inspections cost approximately $295 - $395 for most homes, but, of course, the fee will be higher for larger homes. I feel like this is a winning and low cost idea for the seller in comparison to the cost of the home. 3. Furnish A Home Warranty: This will give a buyer further assurance that they would not otherwise have. Again, the cost is not high. It will vary from $260.00 to $375.00 approximately. Remember, you want your listing and your home to stand out with as many extras as possible during the winter months. Don't forget, the costs are minimal to the whole transaction and gives you a selling edge. 4. Buyer Agent/Selling Company Bonus: Because the winter selling months are normally slower than the others, this may also make your listing stand out. If you do this, make it large enough to create additional interest and offer it through February. Discuss this with your listing realtor. 5. Be Extra Cooperative In Showings: The week between Christmas and New Years has been very productive for me over the years. Many parents, sons, daughters and relatives visit families that week, so it's a great time to be extra cooperative on showings. Always be prepared to show your home even if your home is not perfect at that time. It's much smarter to have a showing then to close the door to a possible showing and maybe a sale. At least you have a chance for a buyer's consideration. 6. Be As Flexible As Possible On Closing Date: It is better to flex a little rather than not have a sale at all. Get the closing done so you'll have the money in your hand. Do not leave it on the table. During winter sales, I have seen many sellers close and rent back for a short period of time, but remember to be very flexible and extra cooperative. It's your money on the table. 7. Extra Friendly And Fair Negotiation: Do not try to save pennies while losing dollars. I have in my many years of selling, seen some real stupid things happen for just a very few dollars. You may not be lucky enough to get that much or more later. I have seen people not consider deals over a "matter of principle". Some items are washers, dryers, refrigerators that may cancel out a buyer's desire for your home. Others are when the seller refuses to have items fixed thinking they won the battle, but they lost the war. Don't let your realtor lose your transaction by trying to be overly protective or stubborn using the "gotcha attitude". You control your destiny, not your realtor. Conclusion: If you are a buyer, look at the transaction through the eyes of the seller and If you are a seller, look at the deal through the eyes of the buyer. You will be surprised, in most cases, how this helps everyone through the transation. It will also be much less stressful.
